What is an EPC?
An EPC, or Energy Performance Certificate to give it its full name, is a legally valid document that provides a property’s energy efficiency rating. This is displayed on the energy performance certificate as an A-G scale illustrating the energy efficiency of the property with A being the most energy efficient to G being the lowest. Obviously, there is an ecological aspect for a property to have as good an EPC rating as possible with respect to reduced carbon emissions to keep a property warm, as well of course the possible effect it may have on the property value.
This rating takes into account the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc). This rating thus can help buyers or renters get an indicative understanding of the energy bills they may face to adequately heat the property and understand the level of insulation and energy-efficient fitting the property currently has.

Proof of an Energy Performance Certificate is required whenever a residential or commercial property is:
- built
- sold
- rented
What happens if you don’t have an EPC?
You can be fined if you do not get an EPC when you need one. This penalty was raised in late 2020 from £5,000 to £30,000 which will come into effect in 2025.
Does the Property Already Have An EPC?
If you are unsure it’s easy to determine if a property already has an EPC. Simply visit the government register, choose whether the property is domestic or commercial, type the postcode and choose the specific address. If there is already a valid EPC, you can download it as a PDF and save it for free.
How much does an EPC cost?
The cost of an EPC assessment varies across a range of factors, including the type of property you own, its reliance on gas and how many bedrooms or floor area it has.
Is it best to get an energy performance certificate directly?
As a landlord, it is well worth obtaining an EPC directly than say via any management or third party to obtain the best cost for the certification. How often do you need an EPC certificate?
An energy performance certificate is valid for 10 years.
How is an EPC certificate undertaken?
From our network of energy assessors, we appoint a domestic energy assessor at a time that is convenient for you. On the day of the visit, the assessor may ask a range of questions that will help them to determine the building’s energy efficiency including:
- When was the property built? Have any extensions or conversions been made?
- If you had a loft conversion, when was the work carried out?
- Has the property been inspected for, or does it have, any cavity wall insulation?
- Have you very recently added any double glazed windows or doors?
- Does the property have any under-floor insulation? Can this be seen, or do you have the receipts for this work?
- Are you on a single or double electricity meter?
What documentation might I need?
Obviously, this will very much depend on the age of the property and any alterations that might have been undertaken. However, common documentation that is often asked to aid the energy assessment and can include:
- FENSA Certificates
- Building Regs for any extension/conversions or large conservatory
- Cavity Wall Insulation Guarantee
Can a property fail an EPC?
Yes. On April 1st 2018, the Minimum Energy Efficiency Standards (MEES) came into force. This required all properties being let or sold in England and Wales to have a minimum EPC rating of ‘E’ or above. So should a home or rented property be less energy efficient than this then it can’t be let or sold till this energy rating has been improved.
However, after a consultation in December 2020, the government has announced changes to the Minimum Energy Efficiency Standards for England and Wales. The government has proposed that all rental properties will need an EPC rating of ‘C’ or above by 2025. Similar to the previous changes, the new regulations will be introduced for new tenancies first, followed by all tenancies from 2028.
