A Gas Safety Record is the documentation that may be given to you by a gas engineer after they’ve done gas work at your property. The documentation provided will often depend on the type of work they’ve undertaken – be it a service or a safety check.
Are Gas Safety Certificates a legal requirement?
Yes, the requirement to have a Gas Safety inspection is enshrined in the Gas Safety (Installation and Use) Regulations 1998. The law requires all gas appliances in a rented property to be checked annually, with a gas safety record being completed and a copy provided to tenants.
Do I need a gas safety certificate?
As landlords, you are responsible for the gas safety of your tenants. You must ensure that all gas appliances are working correctly and safely. Therefore, every rental property that has any sort of gas appliance, whether it be a gas boiler, gas hob, oven, or fire, requires a valid Gas Safety Certificate. How often should I arrange a gas safety check?
Every single year gas is tested on rental properties. These should occur sometime between a month and a year after the last year gas safety checks have been completed. Upon receiving this payment in a timely manner, your next check will continue for the next 12 months from when it was completed.

In addition, new tenants should receive the document immediately upon moving in, whereas old tenants have 28 days to get the copy after their inspection has been completed.
