What are Gas Safety Certificates?

A Gas Safety Record is the documentation that may be given to you by a gas engineer after they’ve done gas work at your property. The documentation provided will often depend on the type of work they’ve undertaken – be it a service or a safety check.

Yes, the requirement to have a Gas Safety inspection is enshrined in the Gas Safety (Installation and Use) Regulations 1998. The law requires all gas appliances in a rented property to be checked annually, with a gas safety record being completed and a copy provided to tenants.

Do I need a gas safety certificate?

As landlords, you are responsible for the gas safety of your tenants. You must ensure that all gas appliances are working correctly and safely. Therefore, every rental property that has any sort of gas appliance, whether it be a gas boiler, gas hob, oven, or fire, requires a valid Gas Safety Certificate. Gas Safety Certificates can only be issued by a technician registered with the Gas Safe Register. All Trade Facilities technicians are registered with the Gas Safe Register and are compliance experts.

How often should I arrange a gas safety check?

Every single year gas is tested on rental properties. These should occur sometime between a month and a year after the last year gas safety checks have been completed. Upon receiving this payment in a timely manner, your next check will continue for the next 12 months from when it was completed.

What is checked during a gas safety inspection?

A Gas Safe engineer will inspect all your gas appliances including boilers, cookers, fires (portable or permanent). They will also inspect pipework, fittings, chimneys and flues to ensure safety and efficiency. Other than a visual inspection of pipework a tightness test is also performed to confirm there aren’t any gas leaks.

Can you fail a gas safety check and what happens next?

Yes this does happen all too frequently. However, all you need to do if you fail a gas safety inspection is to remedy the situation that caused you to fail. Once the gas engineer carries out the inspection, they will give you a gas safety certificate. If you face this issue, then talk to us immediately about what remedial works we can undertake.

How can I check if someone is a Gas Safe Registered engineer?

It is easy to do this by simply visiting the Gas Safety Register website and putting in the town or postcode and whether you require commercial or residential gas engineers and then the valid engineers will appear in the results.

What is the Gas Safety Register?

The Gas Safe Register superseded CORGI (Council for Registered Gas Installers) as the sole legally recognised gas safety register in the UK on 1st April 2009.

What paperwork should I receive after a gas safety check?

Your gas technician may send you your landlord gas safety record form that contains the results of testing done in the appliance you are building. It is advisable that the landlord send a copy. In addition, new tenants should receive the document immediately upon moving in, whereas old tenants have 28 days to get the copy after their inspection has been completed.

How much should a Gas Safety certificate cost?

This can vary on the size of the property including the size of the building, its dependence on gas with respect to heating and water as well as the number of gas appliances present. However, our costs start from £37.50 + VAT.

What should be included on a gas safety record form?

The minimum information required in this form includes a description of the appliance and the location of the appliance, the engineer’s name, registration number and signature, along with the dates the inspection took place. The site address should also be present as well as the landlord’s or their agent’s name.

Had a gas engineer come round for a boiler repair, I thought it was going to take ages as it did with another company I had used a couple of years ago. I was shocked that not only did he have it up and running in no time at all, he was friendly, polite and even explained what had happened (in terms that I could actually understand) which I completely appreciated.

I was very impressed with the service provided. The appointment was exactly on time. Communication was excellent. No problems at all. I will use this company for all future works.
